Occupied Home Staging

Before currently-occupied properties in Toronto go on the market, Design to Impress stages them using some the following approaches, in order to raise the property’s asking price:

Curb Appeal: Potential buyers form an opinion of a home within the first eight to ten seconds of viewing it. That opinion starts at the entrance. It is essential that the areas surrounding your home, from the lawn to the front steps, look inviting.

Depersonalizing: Potential buyers do not want to see your personal touch on the home they are interested in. A buyer can’t form an opinion about your house or condo if the place has dated furniture and family photos around them. Our home stagers will remove your belongings, including your furniture, off-site, perhaps to a storage facility.

Decor choices: New furniture may be brought in to replace your existing furniture if they are dated or worn-in. Otherwise, the stager may use throws, comforters and pillows to your existing sofa or bed. Some furniture may be relocated to other rooms, while other spaces may have their lights either dimmed or more lit to create an ambiance.

Demographics: Target markets are taken into consideration when staging a home as well. For example, if the neighbourhood inhabits mostly young couples, our home stagers are not likely to use furnishings your grandmother would love. Vice versa, if the unit is a Victorian house, the home stager may accentuate a room’s historical features.

Purpose: Design to Impress does not stage homes generically. If a room can be sold as a meditating or reading room instead of an indoor shed, our home stagers will convert it.

Navigation: The redecorated house or condo will be staged so that a viewer knows which room to visit next, simply by following the colour patterns around them. Colours are selected to blend together, so that the house looks and feels whole. Some rooms may even be painted the same colour, in order to extend smaller spaces into a larger one.

Contractors: Should the home require retouching and repairing, trusted contractors are hired and supervised to fix what is evident. Cleaners will make the property spic-and-span. Landscapers will make the yard look immaculate, and painters will redecorate rooms with warm, neutral colours. All of them will finish on time and within the allocated budget.
